Welcome Clint. I wish you much success in this endeavor.
Wana know the hardest part so far? getting a Realtor or leasing agent to return a flipping phone call. One place I called on was a good 90% empty. I know why to.
I called the number listed on the building 15 times in the past 2 weeks. Not once have I got a return call. So I went to the 1 open business and asked him how to get a hold of the agent. he was clueless. Kinda got the impression no one had even been by to collect the rent lately.
Building was probably foreclosed on. who knows. Got a few other leads but some people still think their space is worth 22 bucks a foot.

It's being fixed angie. There is a supporting script that is suppose to stop it. The script and the site are not working well together.

You need to call the agent's office and get their cell phone number. Agents don't answer the number they list on signage :) If you pm me a name I can see if I have their contact info still handy.

You should probably talk directly to Kelly because i can not see what he can see when he tries the file. I think the sizes go all out of proportion.

Rent is not cheap I dont think anywhere you go unless you go for warehouse areas. Rent even way down here is very expensive.

One thing I have found with rent.. Published rates are a starting point. They drop from there.
I looked at one space today that would not work for me, but the rent fell from their starting point of 7 a foot, to about 4 a foot when I finely said the space won't work for me.
He suggested free and I said at that price I could make it work, but it would not be free for ever.
I am looking at a place tomorrow that is in my price range and is a strip mall. the buildings owner lives in FL and the management company has not been there in a while. When I mentioned the "great view from highway 65!" was now NO view from highway 65 due to the new over pass the rent was cut in half.
I have another site that I am likely going to take. The rate is really good, the owner is very laid back, and is willing to trade services for rent (he has a few tanks) and, it's visible from a major road.
We'll see what tomorrow brings.
